We have completed a preliminary plan review for the above-captioned project and find the following items that must be addressed in writing
before a permit can be issued.
• Site plan.Please provide a site plan showing the proposed location of the address markers.
• Hardcover Calculations.Please submit updated hardcover calculations showing the addition of the address markers meet the
approved hardcover of 4,298 sf./33.98%granted by variance application 17-3978.

We have reviewed the plans submitted for the address markers/entrance monuments. The monuments are propsoed within the County Right-
of-Way(ROW)and not within the property boundary,therefore the City cannot approve them as shown. Contact Hennepin County regarding
consruction with their ROW A copy of their approved permit must be submitted to the City for our records.
