Mr. Beck,
In order to rebuild on 2795 Shadywood Rd the City would require a lot combination via a lot
combination agreement.
If the home were to be re-built in kind, same size, same volume, etc. no variances would be required,
but the City would still require a lot combination agreement.
If a different structure is desired, one starts with a clean slate, so to speak, starting with a lot
combination agreement to combine the lots. The property is somewhat unique as it has two sides
abutting the lake. Orono's hardcover ordinance states no hardcover is permitted within 75' of the
lake. The next zone is 75-250' where 25% hardcover is allowed. The lot would be limited to 15%
coverage by structure and LR-1 B setbacks (attached) apply. A new home/structure will not be
permitted to be closer to the lake than the neighboring home per our average lakeshore setback rule.
This is by no means an all-inclusive list and if you plan to rebuild, please let us know.

I have a client who is looking to sell the property at 2795 Shadywood Rd.
A question as come up with upon looking at the survey. I have attached a copy of the survey to this email
Currently there are 2 PID numbers for sections A and B on the survey.

B ..... 21-117-23 31 0002
The questions is, if someone is looking to rebuild in the future, would they be able to consider both sections for the entire
property when determining the Hard Cover Ratio ?
Any other insight on restrictions to rebuilding would be appreciated.
