Subject: Permit Application — 2745 Shadywood Road (A11955)
Before the building official review building plans planning staff reviews building permit
applications for zoning code compliance. We are unable to complete this review for
the following reasons:
1. The site plan is missing the following information:
a. The source of the information (i.e. based on a survey by ? dated ?)
b. The location of the 100 year flood (931.5) on the property and the source
of the topographic information.
c. The elevation of the grade in the crawl space
2. Because the cost of this remodeling will exceed 50 percent of the value of the
structure the entire house federal floodplain regulations (reflected in Orono code
section 78-1136) require the entire house be brought into compliance with the
floodplain regulations. This will require the lowest floor level (including the
grade in the crawl space) to be raised to 932.5. Please submit plans showing
how this will be accomplished.
3. Within 15 feet of the house the grade must be no lower than 931.5. If this
requires filling approval of the MCWD may be required.
In addition, we need another set of the two plans sheets that show the rain garden.
