SHORELANDS All properties located within 1000' of a lake and 300'of river,creek or stream are considered "shoreland" properties, and are regulated by the shoreland management sections of the zoning ordinance. III. WETLANDS SETBACK '�" Wetland setback for structures is dependent on the individual wetland's characteristics,and may range from 36.5 feet to 70 feet. T11e new Wetland Ordinance adopted by the City Council in August 2005 (Ordinance No. 28, 3�d Series) requires the maintenance or establishment of wetland buffers ranging from 16.5 feet to 50 feet in width,plus a 20-foot setback from the buffer for most above-grade structures. Consult the ordinance or contact City staff for details. IV. GENERAL BUILDING REQUIREMENTS Building Height: 30' maximum. No structure of building in any district shall exceed 2 '/z stories or 30' in height. (See Sketch) Minimum Floor Area: None V. LOT COVERAGE In all zoning districts,for all lots of 0-1.99 acre in total area,the total combined footprint areas of all principal and accessory structures shall not exceed 15%of the lot area(Section 78-1403). VI.
