To use the first floor for a dental office would require a conditional use permit. There is already a conditional use permit for the two upstairs office spaces. They are allowed a total of three occupants and, because of the limited parking, are not to cater to the public. The coffee shop also required a conditional use permit. It was allotted seven parking spaces in the municipal parking lot. It might require a variance, depending on the height of the current deck. (All this could be combined with the conditional use permit application.) I think the biggest concern would be parking if you required more than seven spaces (or 10 if you occupied the entire building.) Although there is the municipal parking lot to the rear of this building, we can't find that the number of spaces required for the existing businesses has ever been calculated to determine if there are excess spaces in the lot. We don't know what agreements (if any) were made when the parking lot was constructed. Feel free to contact me if you have additional questions.
