ASSIGNMENT Ulteig Engineers has been retained to provide a structural en�ineering review af ehe proposed remodel for the residence located in Qrono, MN, as ciirected by Tom Ziegler, of the Oak Hill Incarparated. BACKGROUND Tam Ziegler of Oak Hill Incorporated is proposing to remodel an existing, single-family structure. The construction consists of a complete rebuild to the existing foundativn line to match the ccirrent house footprint zvith crn additianal level ai�ove the existing top floor elevation. An attaclted garuge with fiving space abave zvill be added to the rear of the existing house. The exisnng faundation£ooiprinfi is approximatety 2b'-p" by 30'-0". The basecnent has a slab-on-grade concrete floar. There is an exisEing wood beam and mlumn line supported by existing spread £ootings below each column. OBSERVATIQATS AN�CQ�V�,A�iENTS 1. The #oliowing in#ormation was obtained thro�zgh a sitc inspec#ian on December 4, 2bQ7 by Dan Sargeant, PE and Nick Hanson af Ulteig: a. The existing foundaHon walls were constructed of 6-inch high by 24inch long concrete masonry blocks. It was assumed that the block extended 12-inches deep, but could not be veri£ied at the riume of inspection. The rrvva[ls measured 79 inches in height from the top of slab to the top o#ja�st bearing. The walls showed minor signs af cracking in various spots around the perimeter. A �/4' wide vertical crack could be s�en at the front wall, approxinnately 3'-0" in from each of the side wa[ls. b. A new point ]oad will be indu�ed at the front wall approximate�y 3'-0" in frozn each side wail. The point loads will suppar# the new second floor framing and roof trusses spanning 2fi'-0" each at the front o#tE�e house. c. The exis#ing wvood framed superstructure will be li#ted off the existing foundahon and the fop three courses wilt be removed. One cours� of 6" concrete �tock witl be a�tded zvith grout and anchor I�otts instalIed. Sections o£ the �iasement floor slab were removed allowing for the concrete strip foo�ing to be inspected. The footing appeared eo be approximai�ly 8- � inches deep. The strip foaEing was appmximately 4 to 5-inches beyond the concrere blo�k foundation watl on the inside. e. The soit appeared Eo be fairly silty in nature, and the watex table was observed to be at th� faoting elevation. The water tab[e is reported to F�e reiafively high and itarctuates frorn�ear to year with the varying lake leuets. These stutements a�pear to be in order zoith Lliteig's obserrmtiotrs. F. The existing 9 Y�"deep by 5 �/a" wide wood beam and 5�!a" square column line appeared to be in good condition. A portion af the concrete basement siab had also been removed near a column and there appeared to be a concrete footing below this column. g. The existing basement floor consisted of a concrete stab-an-grade. M'rnor cracks could be seen thraughout the slab area in various lacations. Several lacations of the slab (1ad b�en removed ta alt�w for footing inspections to be compieted. h. The existing grade was measured fmm the exterior of the house to be down �pproximateiy 3'-0" #mm the top course af block around the entire p�rimeter of the hous�. The contractor is proposing to modify th� Iandscape to better drain the property. �'he height of the urtbalan�ed�tt witt be raised to approximatety T'-0' of unbatanceri frll from the new fIoor herghc to aid in the new drarnage af tlre property. STR_UCTUILAt A11i�;LYS�S 2. A structural engineerin�anaiysis was completed and the#ollowing il�ms are notedr a. 'Fhe proposed concrete rnasonry foundation wall will require each o.f the existing cores to be sotidly grouted. The solidly grouted foundahon wall wiil be structuratly adequate to support the new �ropased verHcal loads. The conkractor is tv Field verify the exis�ing foundation masonry wat�s are 12- inches wide. b. The concreie masanry foundation wal[s, with sol�d]y groufied coxes, will be structurally adequate to support the new tateral Eoads induc�d by the grade. It is our professional engineering opinion that the proposed remodel wil� be adequately supported by the existing Eoundahon pravided �he proposed mod.ifications are made to the existing foundation wall. The overat� condition of the structure is very gocxi cansidexing its age. It should be expected that the existing Eoundatian will set#le under tihe new loading coriditions and soiI backfilling introduced from the remod�l/addition. It is my professional opiniort that the draintile shown on a survey dated january 25,2008 will work with some additional measures. The additional measures are as follows; -Add draintile leaders to pick up water from downspouts. This will prevent the inundation of this area due to rainwater direcfily from roof drainage. The leaders can be solid 4" draintile. This shaIl be a separate draintiie system from perforated draintile installed on praperty line. -Add area drain on ttie south end near the 24"walnut tree. This will serve two purposes;help prevent surface drainage from"ponding"in this area and provide an access to the draintile for cIeaning purposes, should it be needed. -As discussed on the phone,if the 24" walnut is rernoved,it should be repiaced with trees or shrubs that have a large evapotranspiration rate. A local nursery wiil have some suggestions. -The draintile ruru�iung along the properiy Iine should have the following properties. The trench should big a m;nim�n of 18"wide(typical b�bcat bucket width)and 24"deep. The ixench shall have a non-woven geotextile fabric inshalled. The cLraintile shall be 4"perforated with sock ta prevent sedimentation. The draintile shall be laid in the bottom of the txench az�d pea gravel shall fs1l the trench to withixi 4"of the final grade. The geotextile fabric sha11 covex the top of the pea gravel. 4" of native topsoil shall be placed over the geotextile fabric. (See schematic drawing) - Wheze draintile daylights to grade,a guard of soxne sort shall be installed to prevent"critters"from entering. It is my professional opinion that this will eliminate fihe possibility of a drainage problem between the two homes where the grade is limited.
