Dear Evelyn:
We have reviewed the revised survey for the proposed house at 2216 Shadywood Road, dated 1-23-07. We have
the following comments with regards to engineering matters:
• It appears there should be a low point in the proposed driveway. This point should be labeled and the
proposed grading should be revised to reflect this low point.
• The plan should show how the proposed driveway will tie into the existing road, and include any
associated grading and drainage.
• It appears the proposed retaining wall to the west of the house should extend along the entire length of the
proposed walk. The plans currently show a gap approximately 20' in length.
• Top of wall elevations should be provided for the retaining wall to the west of the house.
• Engineered retaining wall design and details should be submitted for review and approval far all walls
over 4' in height.
• All existing and proposed retaining walls should be labeled.
• Final plans should include erosion and sediment control details.

Dear Evelyn:
We have reviewed the revised survey for the proposed house at 2216 Shadywood Road, dated 2-15-07.
We have the following comments with regards to engineering matters:
• There should be an additional proposed 943 contour line between the 944 contour just south of
the proposed garage, and the 942 contours to the east and west of the house.
• The plan indicates the proposed driveway will terminate at the property line. The plan should
show how the proposed driveway will tie into the existing road or driveway, and include any
associated grading and drainage. In addition, all hard surface currently lying within the right-of-
way should be removed, with the exception of the proposed driveway. All removals should be
noted on the plan.
• Note #2 indicates that bituminous shall be saw cut along the easterly property line. However, the
plans do not show existing bituminous along the east property line. This note should be clarified.
• Proposed spot elevations should be shown for the sidewalk directly west of the house.
• The west end of the proposed 944 contour just south of the proposed house should tie into either a
retaining wall or an existing 944 contour.
• The east end of the proposed 941 contour line to the west of the house should tie into either a
retaining wall or an existing 941 contour.

Darrin:
I received the City Engineer's comments and forwarded them to BDM. Lyle Oman
took a brief look at the house plans this morning. He didn't see major problem but
said he would probably have to send the stairs to the State for a code compliance
review. He also said the wing walls should be on footings.
You should make these changes and then submit two complete copies for Lyle to �
review:
1. Reduce wing walls on either side of garage to 12". Reduce all overhangs to no
more than 18".
2. Change the plans to reflect the change in location of the drop in the basement
floor.
3. Show the sidewalk and top of the retaining wall on the first floor plan so Lyle
can determine if a railing is necessary. Add construction details for the
retaining wall. If the wall is over 4 feet from the bottom of the footings to the top
of the wall the plans must be signed by a PE.
Perhaps I need to capitalize HAS in your email address. I will see if I can forward you
the Engineer's review.
