Subd.l. Type of data. The rights of individua!on whom the data is stored or to be atored shall be as set forth in this section.

Re: review of foundation and first floor exterior walls for proposed remodeling
D�ar Ron,
This letter summarizes our review of the footings and foundations, as well as the first floor exterior
walls for the single-family residence at the above address. It is our understanding that the existing flat
roof structure will be removed and replaced with an additional floor and a new pitched roof structure.
It is also desired to construct the new second floor framing 12" higher than the present roof framing
elevation. The existing first floor wall framing consists of 2x4 wood studs, spaced 16" on center.
There are no construction plans or information for the existing residence, but we understand that the
existing foundation is constructed with 12" concrete block. There is no information available to
determine footing widths used under the foundation walls, but typical footing sizes used for
residential construction are 20" wide x 8" deep. The foundation wall heights are currently seven feet
tall or less. This review is based on information and new remodeling plans from you, as well as our
site visits on July 27, and August 3,2004.
Our review is as follows:
The change in load from the existing construction to the new proposed remodeling will increase
foundation wall loads in the range of 150%to 170%. For a typical wall footing width of 20",this
changes the soil bearing pressure from 800 pounds per square foot (PSF) to 1500 PSF. For the
sandy-gravel type soils generally found in your area, the code allowed soil bearing pressure is

existing footings are acceptable.
There will be no change in grade elevation (retained soil height) around the existing basement
foundation walls, so an increase in horizontal soil thrust load is not anticipated. The foundation
walls are able to support the additional vertical dead loads and live loads due to the new
construction. The current residential building code (2000 IRC) indicates a minimum foundation
wall thickness for sandy-gravel type soils to be 10"thick.
The existing first floor exterior walls constructed of 2x4 studs spaced at 16" on center are able to
support the additional vertical dead loads and live loads due to the new construction. However,
reinforcing of the stud walls will be required due to the increase in height. It is desired to place a
12" high knee wall above the existing 8' exterior wall construction. The interior and exterior
faces of the exterior walls will require cladding with a minimum of '/2" 4-ply plywood per the
attached detail#1.
The typica12x4 wall studs can be furred out on the inside face with wood furring strips to develop
a 6" nominal wall thickness. However, double 2x6 studs should be notched and placed at each
side of each new window or door opening per the attached detail#2.
We understand that the other new and existing framing members and walls,headers,jambs, and loads
to the interior footings and foundations will be determined and certified by others, and that the only
areas that you have asked us to review are those addressed above. Therefore, this review is limited to
the above-mentioned items, and does not constitute a full structural review of the residence.
