C. Nothing has changed <br /> � since that date, i.e. standards have not changed, the property has not <br /> changed. <br /> The f lood insurance rate map for this location is questionable in my <br /> opinion because it does not show the established developed shoreline <br /> in its actual configuration, which is more accurately represented by <br /> the Hennepin County plat map (attached). The flood insurance map <br /> suggests a channel width of 250' or more, when in actuality it is <br /> approximately 40'.
