Re: Proposed Deck
Dear Mr. Little:
The City is in receipt of your hardcover calculations for your proposed deck project. As I stated
to you on the phone, City code requires that you meet a 75' setback from the 929.4 elevation
of Lake Minnetonka. You must also meet an average lakeshore setback. City code does not
allow any hardcover in the 0-75' zone, and limits property owners to 25% hardcover in the 75-
250' zone. To replace a deck you are required to meet all these requirements even if you were
just replacing what existed before. Therefore the City must deny your permit request as
proposed. If you were able to remove hardcover to allowable levels and cut the deck back to
meet setbacks, the City could issue a permit and allow you to proceed.
