As I stated <br /> to you on the phone, City code requires that you meet a 75' setback from the 929.4 elevation <br /> of Lake Minnetonka. You must also meet an average lakeshore setback. City code does not <br /> allow any hardcover in the 0-75' zone, and limits property owners to 25% hardcover in the 75- <br /> 250' zone. To replace a deck you are required to meet all these requirements even if you were <br /> just replacing what existed before. Therefore the City must deny your permit request as <br /> proposed.
