TO WHOM IT MAY CONCERN:
The property at 1856 Shadywood Road in Orono, Minnesota, based on
on a survey by Gary Gabriel dated March 20 , 1980 , is
approximately 0.48 acres in area. This property is located in
the LR-1C Single Family Lakeshore Residential Zoning District,
which requires 1/2 acre in area. However, this lot is considered
as a lot of record, and because it is in excess of 0.40 acres,
would normally be allowed as a building site, except that the
defined width is less than 80� of the required 100' , hence a
variance to lot width would be required in order to rebuild. In
addition, rebuilding on the property would require that the new
house meet the 10' required side setback and this appears
feasible.
