The property has an existing lot area of 0.266 acres and approximately 70' <br /> of width at the shoreline and approximately 69' of width at the 75' setback. Principal <br /> building setback requirements are 75' from the lake, 30' from the road and 10' on the <br /> interior sides as well as an average lakeshore setback between homes. The existing house <br /> does not meet the 10' north side yard setback requirement and the existing detached <br /> garage located at the road does not meet the required 10' north side yard setback or the <br /> 15' required road setback according to a 1999 survey on file at the City Offices. <br /> The lot is nonconforming in area at 0.266 acres when 0.5 acres is required. If the existing <br /> structure were destroyed, at minimum a variance to lot area and lot width would be <br /> required in order to rebuild on the site.
