Re: Proposed 5 lot Subdivision, Southwest Quadrant CSAH's 19/51 (North Junction)
Dear Mr. Fritz:
Subsequent to our on-site meeting on Monday,July 18, 2005,the Hennepin County Plat Review
Committee reviewed your sketch plan Tuesday, the 19"'. The following comments are offered for
your consideration:
• Access:
Although the proposed access points noted as Outlots"A" and"B"do not meet County Access
Spacing Guidelines of'/4 mile on Arterial Roadways,they are deemed acceptable due to existing
constraints. As we discussed on-site,the existing driveway at 3845 North Shore Drive must be
reoriented as a shared driveway onto Outlot"B". The existing driveway on Shadywood Road
(CSAH 51)may remain.
• Right of Way:
The Committee also recommended asking the City to require dedicating an additional 7 feet of
right of way, for a total of 40 feet, along North Shore Drive, County State Aid Highway(CSAH)
19. This action would help accommodate an eastbound right turn lane from North Shore onto
Shadywood. Although not planned at this time,this enhancement would increase motorists' safety
and roadway efficiency and would likely occur in the near future.
• Trail Easement
There also has been some discussion between City and County staffs of some trail provision in the
area. If the City foresees a trail here, an additional trail easement may be appropriate.
