Brody,
We received a survey dated June 11, 2013 for the property addressed 2280 Shadowood Drive. The survey submitted
does not reflect all existing hardcover on the property. Even though the property is not located in a Stormwater Quality
Overlay District, the property should accurately reflect all existing buildings, structures, landscaping and retaining walls,
as indicated on our survey requirements, copy attached.
According to our wetland map,there is a Manage 3 wetland on the property. It appears the wetland is located with
150' of the proposed project which normally requires a wetland delineation and a 35' wetland buffer shown on the
survey. Hennepin County Aerial photo shows the home has existing hardcover/landscaping around it. Submit an
updated survey showing all hardcover around the home, including the driveway. If the updated survey shows the two
proposed projects are to be over existing hardcover,a wetland delineation may not be required.
Also, we need clarification regarding the existing wood deck. The survey shows a wood deck, but it appears by the
building plans, the wood deck will be removed. If so, it should be reflected on the survey. If the deck is to remain or be
re-built, please update the building plans.
