Re: Proposed Subdivision
Dear Mr. fianssen,
Thank you for the survey and sketch you provicled. As I noted to you
on the phone, thEre appears to be no need for a sketch plan review, since
this is a fairly straightforv�ard proposal.
The following comments should help guide you in makina your
subdivision application:
1. The City will accept this minor split as a metes and bounds lot
line rearrangement. Your surveyor shou ld verify with the County that
they will likewise accept this split on a metes and bounds basis
rather than as a Registered Land Survey or a plat.
2. To avoid having to go through another application process, if
each of the two abutting neighbors wish to obtain a portion of the
property, that dividing line between their 2 shares should be
incorporated into your application.
3 . City Council approval of the split wiil undoubtedly be
conditioned upon legal combination of the new small parcels with the
ad jacent property to which they k�i 11 be so ld.
a. Approval will not be given by either the Planning Commission or
Council until you have provided sufficient information to prove that a
seconc3ary drainfielc3 site is available on your remaining property.
5. Your existing house must reinain on a parcel that includes at
least 2.0 acres of dry buildable land.
