Grantor covenants that it is in fee title ta the above property, has a lawful right and authority to convey and grant this easement,and that the land is free from all encumbrances. Grantee agrees that the improved surface af any trial within the easement will not exceed 8 fe,et in width and agrees that any improved trail within .the easement will be constructed cantemporaueously with the installation of bollards and signage pmhibiting non-pedes�trian use of the easement.
