This <br /> pipe should daylight at or before the 75' setback.This would not be allowed without a Conditional Use Permit <br /> (CUP). <br /> • Additional grading needs to be shown on the northeast corner of the house to reflect the drainage being <br /> maintained on the existing property. The 948 contour will need to be adjusted and potentially additional survey <br /> will be required to show the proposed grading plan can maintain a swale down this property line. <br /> • I believe the intent of the drainage on the east side of the property is to drain to the low area south of the <br /> house. Has the proposed 6" pipe been designed by a registered professional engineer to make sure it can <br /> handle the runoff from a 100yr event(rainfall or snowmelt)without impacting the proposed structure? This will <br /> need to be signed off by a registered professional engineer. <br /> • The retaining wall on the southwest corner exceeds 4' in height. The applicant will need to submit plans and <br /> specifications from a registered professional engineer for the retaining wall. <br /> • The silt fence shows it is extending significantly into the 0-75' zone. Will this area be re-seeded or re-sodded? Is <br /> it the intent of the applicant to regrade to install sod or seed? If so this should also be included in the earthwork <br /> calculations. If the calculation exceeds 10 CY, a CUP will be required. <br /> • Are all the easements shown on the survey? Along the north side of the property there is an existing watermain <br /> and sanitary sewer, but no easement is shown. This should be included on the survey. <br /> 1 <br />
