The property is located in the LR-1B, Single Family Lakeshore Residential <br /> District requiring a minimum lot size of 43,560 s.f. The property is 9,500 <br /> s.f. in area. <br /> 3. The Planning Commission reviewed the request and recommended approval by <br /> a vote of 7 to 0 to approve variances subject to the total structural coverage <br /> not exceed 1,881 s.f. based on the following fmdings of fact <br /> A. The property cunently contains a house and detached garage that <br /> � exceed the 25% hardcover limitation and 1,500 s.f. structural coverage <br /> limitation. The total hardcover is being reduced by 179 s.f. by <br /> , removing a portion of the existing parking area and driveway. The <br /> structural improvements would replace existing structure. <br /> . � B. The mud room would, encroach 4' into the setback along the north <br /> • property line, which encroaches less�than the house located 2.4' from <br /> , the property line. <br /> � C. The property was developed prior to the adoption of the zoning <br /> ordinance and does not meet the one acre minimum lot size and does <br /> not have the 140' required lot width at the structure setback from the <br /> � 929.4' lakeshore setback. • <br /> 4. The City Council has considered this application including the findings and <br /> recommendations of the Planning Commission, reports by City staff, comments <br /> by the applicant and the effect of the proposed variances on the health, safety <br /> and welfare of the community. <br /> 5. The Council finds that the conditions existing on this property are peculiar to <br /> it and do not apply generally to other property in this zoning district; that <br /> granting the requested variances would not adversely affect traffic conditions, <br /> light, air nor pose a fire hazard or other danger to neighboring properties, <br /> would not merely serve as a convenience to the applicant, btit is necessary to <br /> � Page 2 of 6 <br />
