This application was reviewed as �oning File number 14-3657. <br /> 2. The Property is focated in the LR-1A One r=amily Lakeshore Residential Zoning <br /> District which requires a minimum lot area of 2.0 acre and a minimum lot width of <br /> 200'. <br /> 3. The Pfanning Commission reviewed this appiication at a pubfic hearing neid on <br /> March 17, 2014 and voted 6 for and 0 aGainst on a motion to approve the <br /> average lakeshore setback variance. The Planning Commission finds that the <br /> following factors support the granting of the requested variance: <br /> a. The Property contains 40,000 square feet in area (0.91 acre) and has a <br /> defined width of 170-feet at the lake and 158-feet at the 75-foot setback. <br /> b.
