We received an updated <br /> survey dated 1-29-2016. The following items be submitted or revised in order for your application to be considered <br /> complete and for the plan review to continue: <br /> 1. Certificate of Survey. Only one {i) copy of an updated survey dated 1-29-2016 was submitted. After further <br /> review of the survey: <br /> a. It appears the existing structure is nonconforming on the north side with a 9.8' setback where a 10' <br /> setback is required. Therefore,the proposed addition on the north side does not meet a 10'setback. <br /> Please adjust the plans and survey to conform to the 10'side yard setback. <br /> b. The erosion control plan is not depicted. Erosion control plans should include the locations of erosion <br /> control measures such as silt fence, bio rolls, construction entrance and any/or other BMPs <br /> appropriate for the site (Survey requirement#24). The erosion control measures must be installed <br /> and inspected by a city inspector before any earthwork commences. The applicant must provide a <br /> minimum 24 hour notice prior to inspection. <br /> c. The survey should depict the proposed drainage pattern on the North side of the house/addition. The <br /> pattern established should be such that no additional runoff from the additional hardcover or <br /> landscaping is directed onto the neighboring property. <br /> 2. Hardcover Calculations. The property is located in Tier 1 of the Stormwater Quality Overlay District. Please <br /> have the surveyor prepare hardcover calculations, showing existing and proposed hardcover based on the <br /> proposed project and survey dated 1-29-2016. Attached is a copy of our hardcover information packet. <br /> 3. Building Plans. Submit updated building plans reflecting an adjustment ofthe proposed north addition to meet <br /> the 10'side yard setback. <br /> 4. Property Owner Discrepancy. The property owners listed on the building permit application do not match the <br /> property owner listed on the Hennepin County website. Please provide clarification and/or proof of ownership. <br /> 5. Landscape Plan. Will there be any changes to the landscaping with proposed additions? If so,the C'rty requires <br /> a landscape plan be submitted showin� all the proposed exterior/landscaping improvements, i.e. patios, <br /> grading, sidewalks, retaining walls, etc. The plan should include the name of the individual performing the <br /> work. <br />
