The property according to City records is approximately 2.7 acres in total area, <br /> of which approximately 2.6 acres is dry buildable land, meeting the 2 acre <br /> minimum dry buildable requirement for a single family residence building site in <br /> the RR-1B Single Family Rural Residential Zoning District. <br /> 2. Primary and alternate drainfield sites sufficient to support a four bedroom house <br /> have been tested and shown to be acceptable to the City for mound sewage <br /> treatment systems under the current City codes. <br /> 3. The property appears to be of sufficient shape and size such that the existing <br /> residence on the property could be removed and a new four bedroom residence <br /> constructed meeting the 50' front and rear and 30' side setback requirements of <br /> the zoning code. <br /> 4. No municipal sewer or water utilities are currently planned or proposed for the <br /> site. <br /> 5. I assume you are aware of the driveway easement crossing the property to <br /> provide access to Lot 2. <br /> 6.
