As you are aware, the property is nonconforming in lot <br /> area and lot width. The enclosed Zoning Disclosure Form is the form by which we notify <br /> property owners of the current code restrictions imposed on properties at the time of the <br /> demolition/removal of the existing principal structure. <br /> In reviewing this form you will see that the property does not meet the zoning code requirements <br /> for 2.0 dry, buildable acres or 200 feet of width at the front (Orono Orchard Road frontage). For <br /> this reason, prior to constructing a new residence, lot area and lot width variances will be <br /> necessary. These variances are typically approved by the City Council without much discussion <br /> as long as the other zoning code standards are met by the proposed new residence — setbacks, <br /> lot coverage, building height, etc. <br /> For information on building permits or to review the requirements of a variance application <br /> please visit our website at: www.ci.orono.mn.us.
