Staff conducted a <br /> preliminary review based on the information provided.We request the following items be submitted or revised in <br /> order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. Planning staff has reviewed the submitted survey dated 5-10-16;we have the following <br /> comments: <br /> a. Top of Foundation. The top of foundation elevation is called out on the survey; however, please <br /> have the surveyor show the point or spot where the top of foundation elevation is in reference to. <br /> Please note,we expect the location to be consistent with the TOF identified on the foundation as- <br /> built survey. <br /> b. Show the average lakeshore setback line between 1325 Shoreline Drive and 1385 Orono Lane. <br /> c. Show the location of the well. <br /> d. The building plans show two retaining walls near the lower level garage;three retaining walls area <br /> shown on the survey in this location. The building plan, landscape plan and survey should <br /> coordinate; please provide clarification. <br /> e. According to the Hennepin County 2015 aerial photo(enclosed) a deck, bridge,fences, and <br /> enclosed/fenced areas. These improvements are not shown as "to be removed"on the demo permit <br /> plan but are not shown on the proposed survey; please provide clarification. <br /> Please provide two copies of an updated,full-size certificate of survey which meets all of the City's survey <br /> standards (enclosed). Our engineer has not reviewed the survey,so additional comments may be forth <br /> coming. <br /> 2. Landscape Plan. Prior to the issuance of the building permit a landscape plan must be submitted showing all <br /> the proposed exterior/landscaping improvements, i.e. patios,grading,sidewalks, retaining walls, etc. The <br /> plan should include the name of the individual performing the work. Any proposed (or existing to remain) <br /> improvements such as: patios,grading, sidewalks, retaining walls,and pool shown on the landscape plan <br /> should also be reflected on the survey. <br /> 1() 3 <br /> 3. Hardcover Calculations. The prope y is located in Tier 1 of the Stormwater Quality Overlay District. <br /> Hardcover calculations were pr ided; however, please address the following: <br /> a. The building plans s w an 8-foot door to the lower level garage/storage area. According to City <br /> Code Section 78-1 4(enclosed), all garages must have a minimum of a 12' wide driveway reaching <br /> the door included in the hardcover calculations. This "proof of driveway"does NOT need to be <br /> constructed, however the required hardcover must be included in the calculations. <br /> b. See Item#1d above regarding the retaining walls and provide clarification. <br />
