Staff conducted a <br /> preliminary review based on the information provided and recommends the following items be submitted or revised In <br /> order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. Attached is a copy of the engineering review letter dated February 26, 2016. Please <br /> address the engineers comments plus the following and submit two updated full-size copies for our review: <br /> a. Top of Foundation. The top of foundation elevation IS NOT shown on the survey. Please have the <br /> surveyor call out the top of foundation elevation as well as shown the point or spot where the top of <br /> foundation elevation Is in reference to. Please note,we expect the location to be consistent when <br /> submitting the foundation as-built survey. <br /> b. As noted in the November 23,2015 engineering review letter(copy attached)please submit a copy of <br /> the National Pollutant Discharge Elimination System(NPEDS)permit for our records. <br /> c. The driveway location as currently proposed does not appear to meet the 20' setback from the <br /> absorption area. Please have the driveway location modified to comply with the septic ordinance. <br /> A copy of the City's survey requirements is attached. <br /> 2. Driveway. Due to the 1,500 foot driveway length,for emergency access the driveway must be Installed and <br /> approved by the City before a building permit will be issued. <br /> 3. Landscape Plan. Prior to the issuance of the building permit a landscape plan must be submitted showing all <br /> the proposed exterior/landscaping improvements,i.e.patios,grading,sidewalks,retaining walls,etc. The plan <br /> should include the name of the Individual performing the work. The landscape plan should match what is <br /> shown on the survey. <br /> 4. Future Barn Site. According to City Code Section 78-1434 (copy attached) an accessory structure cannot be <br /> located between the principal structure and the road (front of the property). In the future a variance will be <br /> required prior to the construction of the barn if the same location is desired. The future barn will be red lined <br /> on the proposed building permit survey. <br />
