Staff conducted a <br /> preliminary review based on the information provided and recommends the following items be submitted or revised in <br /> order for your application to be considered complete and for the plan review to continue: <br /> 1. Building Height. The defined height allowed for houses in Orono is 30 feet. According to our calculation the <br /> defined height of the proposed house is 31.25'. Attached is a copy of the City's information sheet on Building <br /> Height. See our calculation below: <br /> Building Height Analysis: <br /> Distance Between First Floor and defined Top of Roof(See attached (a) <br /> Building Height information sheet): 28.5 <br /> First Floor Elevation (from building plans): (b) 1032.9 <br /> Highest existing ground level (per survey)or 10' above lowest ground (c) <br /> level,whichever is lower: 1030.0 <br /> Difference between (b)and (c)*: (d) 2.9 <br /> DEFINED HEIGHT <br /> *If highest existing adjacent grade is below FFE-Height is(a)+(d) (e) 31.25 <br /> Our suggestion to address the height: 1)remove the upper window(s) located in the gables of the roof;and/or <br /> 2) see if there is a spot elevation higher than the existing 1030' contour shown on the survey which touches <br /> the perimeter of the proposed foundation. Please submit updated plans and/or surveys which meet the City's <br /> defined height requirement. <br /> 2. Certificate of Survey. <br /> a. Top of Foundation. The top of foundation elevation is shown on the survey. Please have the surveyor <br /> show the point or spot where the top of foundation elevation is in reference to. Please note,we expect <br /> the location to be consistent when submitting the foundation as-built.
