4 N <br /> /O 0 <br /> , CITY of ORONO <br /> �t ,t, <br /> iiAA0 �0 RESOLUTION OF THE CITY COUNCIL <br /> �Esxo,- NO, 4 2 2 0 <br /> A RESOLUTION APPROVING THE PLAT <br /> OF WILLOW KNOLL <br /> FILE NO. 2426 <br /> WHEREAS, the City of Orono is a municipal corporation organized and existing <br /> under the laws of the State of Minnesota; and <br /> WHEREAS, the City Council of the City of Orono has adopted subdivision <br /> regulations for the orderly, economic and safe development of land within the City; and <br /> WHEREAS,the City Council has considered the subdivision application for George <br /> W. Stickney and Joan O. Stickney, the subdividers, for a two-lot subdivision; and <br /> WHEREAS, on November 23, 1998, the City Council granted approval of a <br /> preliminary plat of a two-lot subdivision that determined primary and alternate septic sites for each <br /> proposed lot. <br /> WHEREAS, the subdivision has been found to meet all standards for the on-site <br /> septic code and all other pertinent sections of the zoning and subdivision codes for rural <br /> development of property within the City, so that each lot can be developed as single family <br /> residential use without the need of any variances; and <br /> WHEREAS, the subdividers have completed all requirements of the platting <br /> regulations of the City, including: <br /> 1. Dedication on the plat of drainage and utility easements. <br /> 2. Payment to the City of a park dedication fee in the total amount of$4,900.00. The <br /> existing lot was platted in 1977 as "Bill Kelley's Land." A$250.00 park dedication <br /> fee was paid. No dwelling unit was constructed. The subdividers shall receive a <br /> credit of$250.00 for one lot. <br /> 3. Payment to the City for the final plat fee and legal review and filing in the amount <br /> of$400.00. <br /> NOW, THEREFORE BE IT RESOLVED, that the City Council of the City of <br /> Orono hereby approves the plat of Willow Knoll, Hennepin County, Minnesota, subject to the <br /> following conditions: <br /> Page 1 of 2 <br />
