' t <br /> Mike Gaffron <br /> From: Mike Gaffron <br /> Sent: Wednesday, July 29, 2015 11:30 AM <br /> To: 'Kelly-Schoborg Land Services, Inc.' <br /> Subject: RE: 2350 - Prenevost new site plan <br /> Attachments: Oliver Hill L1B1 Notes and Sketch.pdf; Oliver Hill L1B1 Enlarged Sketch.pdf <br /> Kelly— <br /> ➢ I calculate the perimeter of the lowest level, including the garage/sport court and excluding the <br /> unexcavated porch, at 210.66 feet. <br /> ➢ Half or 50% of that number is 105.33 feet. <br /> ➢ I'm assuming the contours on your sketch reflect the original approved grading plan, not what is out <br /> there today. <br /> ➢ Because we have only 2' contours, we have to assume interim contours by evenly bisecting them. <br /> ➢ So I created a 1003 contour halfway between the 1002 and 1004; then created 1003.5 halfway <br /> between 1003 and 1004; and 1002.5 halfway between 1002 and 1003; and finally, on an enlarged <br /> version, a 1002.75 halfway between 1002.5 and 1003. <br /> ➢ Based on that analysis, I'm finding that a contour line of 1002.8 is a fair estimate of the line for which <br /> half of the perimeter is north of the line and half of the perimeter is south of the line. <br /> ➢ Therefore, the main floor of the house should be no higher than 1008.8 in order for no more than 50% <br /> of the lowest level perimeter to be exposed more than 6' below the main floor, based on the original <br /> approved grading plan. <br /> I'm attaching my notes and sketches for your reference. A copy of the plan is attached along with a <br /> sketch showing its location on the lot. As you can see, there is livable space under the garage, in order to allow the <br /> garage perimeter to be included in the basement area calculation. <br /> Please review the house location on the sketch and let me know where you would calculate the 50% contour line. It <br /> is difficult for me to anticipate how you would draw that line, since the house is not parallel with the contours in the <br /> area of the garage. there is a very light grey dashed line splitting the house. Above that line, the perimeter is 100.66 <br /> 1 <br />
