Christine Mattson
From: Kelly-Schoborg Land Services, Inc. [kelly@schoborgland.com]
Sent: Friday, May 01, 2015 12:21 PM
To: Christine Mattson
Cc: graham.neve@gmail.com; John van Dyck; Melanie Curtis
Subject: Re: 2310 Oliver Hill/#2014-01428
Attachments: 7899-GJC-050115.pdf
Christine,
A copy of the revise survey showing additional spot elevations mentioned in my previous email. In fact, there was already a spot elevation on
the previous revision of the survey showing the 998.6 elevation, but I have added more spot elevations in order to give a better example of the
existing ground conditions in the area of the proposed house.
Here are the height calculations as I see them:
Total building height(lowest floor to roof peak)=40 feet(this is the number you gave me yesterday)
Subtract dist. between lowest floor and highest existing adjoining grade=4.6 feet(998.6-994.0)
Subtract have distance between soffits&roof peak=5.5 feet(11.0 divided by 2)
Adjusted building height=29.9 feet
Your immediate attention to this project would be greatly appreciated. I am available by phone at 763-442-2715. I look forward to your call.
Kelly Brouwer
Schoborg Land Services, Inc.
763-972-3221 (office)
763-442-2715 (mobile)
kellya.SchoborcLand.com
From: "Kelly-Schoborg Land Services, Inc." <kelly(cschoborgland.com>
To: Christine Mattson <CMattsonaci.orono.mn.us>
Cc: "graham.neve(a amail.com" <graham.neveagmail.com>; Melanie Curtis <MCurtis cr ci.orono.mn.us>; John van Dyck
<johnvagordon-iames.com>
Sent: Friday, May 1, 2015 12:00 PM
Subject: Re: 2310 Oliver Hill/#2014-01428
Christine,
I spoke with Graham shortly after you delivered the information to him that you were unable to consider the proposed grading plan elevations
when calculating building height for this project and instead plan to use existing grades on site for your calculations.Since you plan to use
existing grades, I will add more specific existing grades to our survey,so you can make more precise calculations. In our survey field work,we
located the highest grade in the area of the proposed structure to be 998.6. I believe that if you use this more precise grade instead of the
contour line(which only represents the nearest foot value),then the ending building height calculation will be below 30 feet.
I will revise the survey in the next 20 minutes with more precise spot elevations and send it as soon as it is available.
Kelly Brouwer
Schoborg Land Services, Inc.
763-972-3221 (office)
763-442-2715 (mobile)
kellyaSchoborgLand.com
From: Christine Mattson <CMattson(cr.ci.orono.mn.us>
To: -Kelly-Schoborg Land Services, Inc."' <kellyaschoborgland.com>
Cc: "graham.neveaamail.com" <araham.neve c gmail.com>; Melanie Curtis <MCurtis( ci.orono.mn.us>; John van Dyck
<johnv( ciordon-iames.com>
