Christine Mattson
From: Christine Mattson
Sent: Wednesday, May 13, 2015 8:07 AM
To: 'John van Dyck'
Cc: 'Kelly-Schoborg Land Services, Inc.'; graham.neve@gmail.com; Mike Gaffron; Melanie
Curtis; Jeremy Barnhart
Subject: RE: 2310 Oliver Hill/#2014-01428
Attachments: Oliver Hill approved grading.pdf
John,
Our original review of the proposed house for 2310 Oliver Hill was based on the submitted survey dated 11-11-14. That
survey was depicting site grades that the surveyor encountered on the site. It is apparent that the actual encountered
site grading at this location does not match the approved development grading plan (attached). The actual grading
encountered by the surveyor apparently is a result of additional fill and grade elevation above the intended and
approved development grading plan. No as-built grading plan for the development has been submitted as of this date to
confirm the current actual grades match the approved development grading plan, and the final grading has not been
approved.
The issue is that the calculations for height and number of stories for all new home construction are intended to be
based on the proposed grades shown on the approved development grading plan, not on the higher unapproved grades
that apparently exist today. The proposed grades on the approved development grading plan establish the 'new existing
grades'for calculation purposes.
These concepts were discussed in a meeting on Friday May 8th regarding 2330 Oliver Hill. Please have the survey
updated to reflect the approved development grading plan grades as existing grades. The survey should note that the
existing grades are per the approved development grading plan dated 3-14-2014 and do not match the current field
elevations. After the survey has been updated, please submit two,full-size copies for our review.
If you have any questions, please don't hesitate to contact us.
Christine Mattson
Planning Assistant
City of Orono
2750 Kelley Parkway I Orono I MN 155356(physical address)
PO Box 66 I Crystal Bay I MN 155323-0066(mailing address)
21 952.249.4620 18 952.249.4616
cmattson@ci.orono.mn.us I www.ci.orono.mn.us
Office Hours: Monday- Friday 8 am to 4:30 pm
PLEASE NOTE: Summer Office Hours start Monday,May 18,2015
Monday-Thursday: 7:30 am to 5 pm/Friday 7:30 to 11:30 am
OUR OFFICE WILL BE CLOSED: Monday, May 25,2015(Memorial Day)
From: John van Dyck[mailto:johnv@gordon-james.com]
Sent: Tuesday, May 12, 2015 11:09 AM
1
