This is not quite correct. This <br /> property is zoned LR-1C. The minimum lot size in this zoning district is 0.5 acre. The property is also subject to shoreland <br /> regulations. <br /> A duplex would require a conditional use permit and a half acre lot: <br /> Sec. 78-348. Conditional uses. <br /> Within any LR-1C one-family lakeshore residential district,no structure or land shall be used for the following uses without a <br /> conditional use permit: <br /> (10) Duplex credit.One duplex may be located as a conditional use upon application,provided that public sanitary <br /> sewerage service is available, and the lot is adjacent to a commercial or industrial district,or within 250 feet of the <br /> B-3 district,and the duplex is constructed within 200 feet of the commercial or industrial district. <br /> Shoreland District Standards <br /> Sec. 78-1277. Minimum lot area/lot width standards. Minimum lot area and lot width standards of the underlying zoning <br /> district shall apply,with the following exceptions: <br /> (1) No lot within 1,000 feet of a general development lake and approved for duplex use per sections 78- <br /> 228(10),78-253(10), 78-303(10),78-328(9),78-348(10),or 78-367(10)shall be less than 135 feet in width nor less <br /> than 26,000 square feet in area,if riparian,nor less than 17,500 square feet in area,if nonriparian,but such lot shall <br /> also meet the minimum lot area and width requirements of the respective underlying zoning district. <br /> For your information there is no provision in the code for separate ownership of the units of a duplex except by <br /> condominium. <br /> The property description also mentions that the property has a lake access on Crystal Bay Road. Evidently these lots are two <br /> of the hundred or so lots with abstracts that mention a boating and bathing easement(but not docking).
