I have several comments: <br /> 1. It appears the paddock/wetland encroachment issue we dealt with in 2010 wasn't completely resolved by re- <br /> vegetating the area. Is this the case? If so the area must be restored and re-vegetated to a natural state to <br /> avoid impacting the wetland and triggering our wetland regulations as we discussed in 2010. <br /> 2. I believe your project will trigger the administration of the City's wetland regulations (Article XI is attached see <br /> highlighted portions below). A wetland delineation will be required. <br /> 3. Our land alteration permit requires submittal of 3 scaled copies of an updated survey(&one reduced or digital) <br /> reflecting a proposed grading plan. Please submit a revised certificate of survey meeting our survey standards <br /> which includes the current proposal. The survey standards are attached. The delineated wetland should be <br /> shown on the survey along with the required buffer and buffer setbacks. <br /> 4. Walls or retaining walls appear to be part of this application. If the walls are 4 feet in height or less they can be <br /> permitted via a zoning permit. if any walls exceed 4-feet in height a building permit is required. Adding a wall <br /> permit to the current zoning permit results in an increase of$50 to the permit fee. Please advise regarding the <br /> height and I will apply the appropriate fee/permit application. <br /> Attached please find an escrow agreement for the erosion control escrow of$2500 for the project.
