You should <br /> check the box for Residential/Residential Accessory Use and complete the application. <br /> Please provide the following information for our review: <br /> 1. Completed application forms; <br /> 2. $700 application fee&$700 escrow; <br /> 3. Sign the Escrow Agreement attached as part of the application packet; <br /> 4. 350'Property owner list from Hennepin County; <br /> 5. Certificate of Survey. There is a survey on file dated 06/30/08 which reflects a number of"proposed"buildings in <br /> addition to the existing home and detached garage. Ideally you would provide us with an updated certificate of <br /> survey which reflects all of the existing structures and specifically the building to be the subject of the guest <br /> house CUP. An 11"x 17"copy of the updated survey(or a digital copy from your surveyor) which identifies the <br /> building to be the subject of the Guest House CUP would suffice; <br /> 6. Other details as you see fit to explain the need for the guest house use. <br /> Upcoming Deadlines: <br /> February 18th at noon for a Planning Commission meeting on March 16th(Council review tentatively on March 23rd) <br /> March 18th at noon for a Planning Commission meeting on April 20th (Council review tentatively on April 27th) <br /> Also, the City Code references regarding the CUP for a guest house is pasted below for your information. Note that a <br /> restrictive covenant will also be required to govern the use of the guest house. <br /> Thank you —Melanie <br /> Sec.78-418.-Conditional uses. <br /> Within any RR-1 B one-family rural residential district, no structure or land shall be used for the following uses without <br /> a conditional use permit <br /> (2) Guest houses and nonrental guest apartments. <br /> a. Guest houses, provided that: <br /> 1. The lot is at least two times the minimum lot area required by this section; and <br /> 2. The guest house is for the sole use of the occupants of the principle dwelling, including their domestic <br /> employees and nonpaying guests. <br /> b. Guest apartments with exterior ingress and egress, provided that: <br /> 1. The application for a guest apartment adequately addresses the concerns of parking, sewage <br /> treatment, exterior access method, and interior access method; <br /> 2. There is at least one access door to the apartment from inside the principal dwelling and this door is <br /> the primary means of accessing the apartment; <br /> 3. The guest apartment does not have a separate address; <br /> 4. The guest apartment's utilities are not metered separately from the principal dwelling; and <br /> 1 <br />
