Staff reviewed the updated information and recommends the following items be submitted or revised in <br /> order for your application to be considered complete and for the plan review to continue: <br /> 1. Site Plan. Please provide two copies of an updated site plan or certificate of survey which meets all of the <br /> City's survey standards(enclosed),including, but not limited to: <br /> a. Have the survey updated to reflect the building addition for the pool. <br /> b. Show any proposed landings or patio pertaining to the pool walkout/accordion doors. <br /> c. The survey shows a 27.3' distance for the hallway to the new addition, but the building plans show <br /> 20', please provide clarification. <br /> d. Show top and bottom of wall elevations for retaining wall by the lower level garage door of the <br /> addition. Provide clarification if this wall will remain due to the proposed pool addition. <br /> Please note,our engineer has not reviewed the survey,so additional comments may be forthcoming. <br /> 2. Hardscape Plan. Will there be any changes to the hardscape other than what is shown on the site plan? If so, <br /> the City requires a hardscape plan be submitted showing all the proposed exterior/landscaping improvements, <br /> i.e. patios, grading, sidewalks, retaining walls, etc. The plan should include the name of the individual <br /> performing the work. Any proposed patios,grading, sidewalks, retaining walls shown on the hardscape plan <br /> should also be reflected on the site plan/survey. <br /> 3. Hardcover Calculations. The property is located in Tier 3 of the Stormwater Quality Overlay District. Please <br /> prepare hardcover calculations showing existing and proposed hardcover using the City's Hardcover <br /> Calculation Worksheet. We noted in our review a lower level garage door on the proposed addition to the <br /> house. Garage doors 6-feet or wider presume vehicular access. Either modify the entry to be less than 6-feet <br /> in width or show in the hardcover calculations the potential driveway access to the lower level. Note, the <br /> drive/access does not need to be constructed,but a rough placement of potential drive/access must be shown <br /> on the site plan/survey. Enclosed is a copy of the City's hardcover information packet. <br /> 4. Escrow&Escrow Agreement. Permits involving grading and/or review by the City's engineer require submittal <br /> of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement to the City <br /> i4.\\ for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will guarantee <br /> conformance with City Code Chapter 79 relating to erosion control and stormwater. The required escrow <br /> amount for this project is $1,000. The escrow agreement is enclosed. The property owner must sign the <br /> enclosed agreement and submit a check for$1,000. <br />
