Wetland impacts up to 2000 square feet are <br /> allowed without demonstration of avoidance and a replacement plan application per WCA Rules. Wetland buffer impacts require a <br /> variance or exception from the District wetland protection Rule D. An exception is allowed from District rules for a project which does <br /> not meet the rules but the proposal is better then strict compliance with the rules.This is usually applied by doing wetland buffer <br /> averaging. Increasing the width of the buffer down gradient of the new impervious surface and creating more square feet of new buffer <br /> then the amount of buffer impacted. <br /> In reviewing Michelle's plans I offered suggestions of what they could do to possibly qualify for an exception. (Requires Board <br /> approval).
