7) The Board or Council may permit as a variance the temporary use of a one-family dwelling as a <br /> two-family dwelling. <br /> Response: N/A <br /> 8) The special conditions applying to the structure or land in question are peculiar to such property <br /> or immediately adjoining property. <br /> Response: The existing building resides 5.9 feet from the property line bordering 3200 North Shore <br /> Drive.The proposed building would meet the city's setback rules. <br /> 9) The conditions do not apply generally to other land or structures in the district in which said land <br /> is located. <br /> Response: The lot has a hardcover disadvantage due to it's irregular shape.The 250' narrow strip of <br /> driveway is the only means to access the property.This zone is almost entirely <br /> hardcover. If this access strip zone was disregarded,the remainder of the lot would be <br /> well below the city's hardcover threshold. <br /> 10) The granting of the application is necessary for the preservation and enjoyment of a substantial <br /> property right of the applicant. <br /> Response: An existing structure exists on the property. Per Minnesota state law, I have the rights <br /> to rebuild/repair it. <br /> 11) The granting of the proposed variance will not in any way impair health,safety,comfort,morals, <br /> or in any other respect be contrary to the intent of the Zoning Code. <br /> Response: My proposal improves the appearance of my property and the surrounding homes and <br /> it will meet all setback requirements. <br /> 12) The granting of such variance will not merely serve as a convenience to the applicant, but is <br /> necessary to alleviate demonstrable difficulty. <br /> Response: Existing neighbors have raised concerns regarding the appearance of the existing garage <br /> stating that it does not fit with the surrounding structures. My proposed plans have <br /> been shared with four of my neighbors,and I have their full support.Supporting letters <br /> from neighbors are attached with my application. <br />
