Proposal <br /> Due to the number of major, structural issues with the existing garage, rehabilitation does not make financial sense. <br /> There are simply not enough good qualities in the existing building that make it worth preserving. Additionally, <br /> rebuilding a new structure at the same location is not practical given the slope of the grade,the proximity to the <br /> powerline,the amount of"assumed" hardcover for the driveway/apron, and finally the nonconforming setback distance <br /> to the neighboring properties. <br /> My proposal is to demolish the existing garage and to build a new accessory structure in a different location that meets <br /> all property line setback requirements. The site of the existing garage would be filled in to flow with the existing grade <br /> on the sides of the structure. The area would be finished off with a combination of sod, shrubs,trees, and other <br /> landscaping. <br /> The new structure would be built on a new concrete slab closer to the existing home and main driveway.
