Introduction <br /> I have an existing,detached two-car garage on my property that is in poor condition. The existing building is also <br /> nonconforming in that it resides 5.9 feet from the property line bordering 3200 North Shore Drive. When I purchased <br /> the property in 2009, I planned to rehabilitate this garage. However, I soon realized that initiative just wasn't practical <br /> given the condition of the structure. Due to several factors discussed within this document, I estimate the cost to <br /> rehabilitate the existing structure would exceed the cost to do a complete teardown and rebuild. In addition, relocating <br /> the garage away from the property lines would benefit my neighbors by making it conform to city code. <br /> I am requesting a hardcover variance from the city which will allow to replace my existing,dilapidated garage with a new <br /> garage that will meet Orono's setback requirements. Though still over the city's 25% hardcover limit for Tier 1 lots, my <br /> proposed structure would result in less computed hardcover than what currently exists today using Orono's latest <br /> hardcover rules. Finally, my irregularly shaped lot is a hardship that puts me at a disadvantage with the city's hardcover <br /> calculations due to a long, narrow driveway"access strip" out to North Shore Drive. <br /> 1 <br />
