Covenants of Subtenant. In addition to its obligation to comply with the <br /> requirements of the Ground Lease, Subtenant specifically covenants and agrees as follows: <br /> (a) No artificial lighting shall be installed or operated at the Leased <br /> Premises except a security light on the concession stand; <br /> (b) No loud speakers shall be used at the Leased Premises; <br /> (c). No advertising shall be displayed at the Leased Premises; <br /> (d) The schedule of the Subtenant's use of the ballfields operated at the <br /> Leased Premises shall be posted at such ball fields; and <br /> (e) The use of the ballfield at Bederwood Park by the Subtenant shall be <br /> limited to two (2) nights per week. <br /> 6. Notices. Any notice or document required or permitted to be given or <br /> delivered hereunder shall be in writing and shall be deemed to be given or delivered when <br /> deposited in the United States mail, postage prepaid, certified or registered mail, return receipt <br /> requested. addressed to the respective parties hereto at their respective addresses herein below <br /> set forth, or such other addresses as they may have heretofore specified by written notice in <br /> accordance herewith: <br /> If to Sublessor: City of Orono <br /> P.O. Box 66 <br /> Crystal Bay, Minnesota 55323 <br /> If to Subtenant: Orono Baseball/Softball Association <br /> P.O. Box 503 <br /> Long Lake, Minnesota 55356 <br /> 7. Default; Remedies. In addition to the Events of Default set forth in the <br /> Ground Lease, which provisions are incorporated herein, it shall constitute an Event of <br /> Default hereunder if Subtenant shall fail to (i) operate the Leased Premises and conduct the <br /> little league baseball program in accordance with the standards of comparable little league <br /> baseball facilities and programs in the Minneapolis/St. Paul Metropolitan Area, as determined <br /> by Sublessor, (ii) maintain the Leased Premises in a safe, clean and attractive condition, (iii) <br /> cease to exist or become inactive, or (iv) comply with the provisions of Section 5 above, and, <br /> in any such case, shall not cure such failure within the time period allowed under Section <br /> 22.B. of the Ground Lease. Upon any such Event of Default, Sublessor shall have the <br /> remedies set forth in Section 22 of the Ground Lease. <br /> 8. Insurance.
