It was our conclusion that there are no apparent issues that cannot be resolved by careful site <br /> planning. The addition as presented would appear to meet lot line setback requirements, and absent a final wetland <br /> delineation, it appears from available airphotos that the City's 35' wetland setback requirement will likely not be an <br /> issue. We discussed parking needs and the fact that the site is on the same parcel as the high school and ample <br /> overflow parking is available on the site. Traffic circulation was discussed and the idea of a drop-off lane makes sense. <br /> The loss of some vegetative screening at the site of the addition is not considered to be significant. We did bring up the <br /> issue of the need for screening of the mechanical equipment at the north end of the building, which should be <br /> addressed as you move forward. <br /> The addition will require approval of a Conditional Use Permit by the City Council,for which we provided you with an <br /> application packet. The School District as owner of the land should be a co-applicant.
