Current Zoning of both parcels is RR-1B, Si I gle Family Rural Residential District,which <br /> allows single family residences. A copy of a RR-1B District standards indicating the <br /> variety of permitted, conditional, and access ry uses is attached. <br /> 2. The zoning envisioned by the Orono Comm .ty Management Plan(CMP) is RPUD <br /> Residential Planned Unit Development. Th CMP guides these parcels for a mix of single- <br /> family and multi-family uses at a density o 2-4 units per acre. The City is in final stages of a <br /> study known as the Orono Rural Oasis Stu that will result in requirements for <br /> Conservation Design that will apply to the arcels in question. <br /> 3. Municipal sewer and water main lines curr ntly exist at the intersection of US Highway 12 <br /> and Old Crystal Bay Road,just northeast o the subject parcels. It is the City's expectation <br /> that any developer of the subject parcels w uld extend the sewer and water lines to serve any <br /> proposed development of the parcels.
