The zoning district is RR-1B, One <br /> Family Rural Residential which requires a minimum lot area of 2 acres (dry buildable does not <br /> include wetlands). <br /> A lot line rearrangement or new lot would need to have 2 acres of dry land. The lot would also need <br /> septic testing to show suitable primary and alternate sites. <br /> The minimum zoning requirements are: <br /> Lot width 200' <br /> Front yard 50' <br /> Rear yard 50' <br /> Side yard 30' <br /> New lots are required to have legal access to a road. I am concerned about access to your lot.
