Preliminary plat approval as proposed, <br /> including: <br /> a. private paved road 24' wide with road and <br /> utility easement to the City <br /> b. extension of City sewer and water with a new <br /> fire hydrant at the end of the cul-de-sac <br /> and reconnection of the existing building, <br /> subject to a developer's agreement for <br /> construction details <br /> C. submittal and Council approval of a landscaping <br /> plan .for the common outlot <br /> d. open space easement to the City over common <br /> outlot <br /> e. park dedication fees based on new schedule <br /> f. creation of a homeowner's association <br /> acceptable to the City <br /> Staff Note - March 5, 1979 <br /> After the February 13, 1979 Council meeting, the <br /> applicant responded to neighborhood concerns by <br /> redesigning his proposal. His February 27, 1979 <br /> plan is for seven detached single family units, <br /> clustered in a PRD format. <br /> The new plan has a density of 0.96 units/acre (up <br /> from 0.836 units/acre with the eight unit_ plan) . <br /> The sketch is rough but purports to show a design <br /> meeting all setback requirements. The City_ Engineer <br /> should review the road plan to assure proper width <br /> and turnarounds. <br /> The plan revision amends the application to: 1) <br /> Subdivision, 2) Planned Residential Development, <br /> 3) 4% Variance to lot area requirement. <br /> This proposal appears to answer the concerns of <br /> the Planning Commission and the neighbors regarding <br /> attached units, and the density improvement is <br /> consistent with the cor.uâ–șents of the Council. I <br /> recommend approval of the revised plan 'conditioned (Continued) <br /> upon the same items listed in Item 3 above. <br />
