Because it be less than 5 feet from the property line there is an increase in fire hazard. <br /> The requirements of 2015 Minnesota Residential Building Code Sec.R302 will need to be followed for the shed. <br /> What this means is: <br /> 1. The portions of the wall nearest the property line that are less than 5 Feet will be required to be of 1 Hour <br /> construction rated from both sides.(5/8"Type X gypsum board on both sides of the wall). <br /> 2. The underside of soffits where any walls or potions thereof less than 5 Feet from the property line must have <br /> 5/8"Type X gypsum sheathing installed with no openings in the soffit for roof ventilation. (They can install <br /> materials over the gypsum board.) <br /> 3. There can be no more than 25%openings in the portions of any walls that are less than 5 Feet but greater than <br /> 3 Feet from the property line.(window or doors) <br /> 4. The structure will also need to meet all other requirements of the Building Code not mentioned here. <br />
