Date: 9-17-17 <br /> To whom it may concern, <br /> The Subject property located at 2710 Pence Lane is a 4 acre parcel Sue and Bill Dunkley <br /> would like to subdivide. Survey and preliminary plans have been submitted to City of <br /> Orono. The property is proposed to be subdivided into 1 acre buildable site and the <br /> remaining would be added to the Dunkley's existing lot located at 2709 Walters Port. <br /> The Dunkley's and I have met staff numerous times to understand and plan the best way to <br /> accomplish this. Currently the private driveway servicing the subject property has a shared <br /> driveway with 2715 Pence. The Dunkley home access currently is from Walter Port. They <br /> would like to abandon their Walters Port access and change it to Pence Lane. We would like <br /> to keep the same or similar look and natural setting currently in place. <br /> The new lot created on subject property meets all requirements except for the line of site <br /> shoreline setback. The existing home on the lot does not meet line of site setbacks. Line of <br /> site does not apply to this site due to the shape of the land. Proposed structure exceeding <br /> minimum 75' shoreline setbacks would not block neighbors view. If line of site setback was <br /> used on subject property the back side of house would need to be designed in front of <br /> neighboring dwellings. .
