From a density standpoint,the <br /> proposal is consistent with the comprehensive plan. <br /> The proposal includes the subdivision of the single lot into three lots. One property would be <br /> accessed off of Togo Road where the current home exists;two additional lots are proposed to <br /> access off of Northern Avenue on the south. It is not known if the existing house will be <br /> retained or replaced. <br /> The lots range in size between 0.51 and 0.91 acres. All lots provide the minimum lot width <br /> measured at the front setback. The proposed sketch shows the applicable setbacks and <br /> resulting building pad areas. <br /> Lot Area. A wetland has been delineated near the center of the 2.34 acre lot. The size and <br /> location of this wetland impacts buildable areas of the southern two lots. City Code requires <br /> that each sewered lot provide 0.5 acres minimum of contiguous dry buildable area. It does not <br /> appear that this standard can be met for lots 2 and 3. <br /> The project will be served by municipal water and sanitary sewer. Stormwater may need to be <br /> retained and treated as required by applicable stormwater regulation. <br /> No house plans have been provided. Unless otherwise amended, all homes will need to meet <br /> current standards for height, applicable setbacks, and lot coverage. <br /> A Conservation design plan will need to be completed as required by city ordinance. <br />
