• <br /> PC <br /> Exhibit B <br /> #17-3928 <br /> March 21, 2017 <br /> City of Orono Planning Commission/ City Council, <br /> The following is a brief description of our CUP application. <br /> We purchased a property at 2510 Casco Point Road with the intent of removing this structure <br /> and replacing it with a new home and auxiliary detached garage. The proposed structures are <br /> allowed under the structure code. The new structures meet all code requirements including <br /> hard cover, structural hardcover, setbacks, and height requirements. The current lot is dished <br /> between the adjoining properties.The proposed design would remove the failing wall on the <br /> east property line and shift the wall to the west side of the proposed driveway with a similar <br /> contour as the existing east property line creating a smoother transition of the varying grades <br /> of the adjoining properties. This design requires fill in excess of standard grading thus the <br /> request for the CUP. Both adjoining property owners are in favor of the plans and grading as <br /> proposed as it improves the overall grade and drainage and appearance of their properties.
