While many of the properties in the district must contend with lakefront flooding,few have floodable area in both the lakeside and <br /> street side regions of the property. <br /> 10.The granting of the application is necessary for the preservation and enjoyment of a substantial property right of the <br /> applicant. <br /> The variance request is necessary to preserve the substantial property right of the applicant because: <br /> • The combination of the small lot size and the necessary floodplain mitigation creates an unusually small area of buildable <br /> land on this property. <br /> 11.The granting of the proposed variance will not in any way impair health, safety, comfort, morals,or in any other respect be <br /> contrary to the intent of the Zoning Code. <br /> The proposed variances requested for the parcel will have no effect on health, safety, comfort, or morals, and it will not be contrary to <br /> the intent of the Zoning Code in any other respect than the variances requested.The proposed new residence is maintaining, <br /> replacing, and enhancing what is currently there and will be keeping the property in good standards will the health,safety, and welfare <br /> of the surrounding community. <br /> 12.The granting of such variance will not merely serve as a convenience to the applicant, but is necessary to alleviate <br /> demonstrable difficulty. <br /> Practical Difficulties Statement <br /> Should you feel the practical difficulties cannot fully be described in the above criteria,describe the practical difficulties <br /> preventing compliance with Zoning Ordinance requirements in the following lines(attach additional sheets if necessary): <br />
