The original intention was to landscape that entire <br /> area. Elenkiwich stated they would like to add more greenscape to that area to help soften the appearance <br /> of the corner. <br /> Landgraver moved,Olson seconded,to recommend approval of Application No. 16-3879, Scenic <br /> Sign Corporation on behalf of Lunds Real Estate,3333 Shoreline Drive,granting of a sign variance <br /> and a sign height variance. VOTE: Ayes 6,Nays 0. <br /> 4. #16-3880 EVERLAST ENTERPRISES,INC.,230 TONKA AVENUE,VARIANCES,7:22 <br /> P.M.—7:28 P.M. <br /> A representative from Everlast Enterprises was present. <br /> Curtis stated the property owner is proposing to demolish the existing structure and construct a new two- <br /> story residence on the property. The applicant is requesting the following variances in order to do so: <br /> 1. A setback variance for a 30-foot setback where a 50-foot setback is required from Tonka. <br /> 2. A setback variance for a 40-foot setback from the undeveloped Brook Street on the north side <br /> where a 50-foot setback is required. <br /> 3. Because the property is a nonconforming lot of record and does not meet the area and width <br /> standards, lot area and lot width variances are also required. <br /> All the other zoning standards will be met. <br /> Staff finds that there are practical difficulties supporting the requested variances to redevelop the <br /> property. The setbacks proposed are consistent with the neighborhood and offers a greater separation <br /> from the home to the south. <br /> Staff recommends approval of the variances conditioned upon compliance with the City Engineer's <br /> comments relating to the grading site plan at the time of building permit. No public comments have been <br /> received. <br /> The Planning Commission had no questions for Staff. <br /> The Applicant stated he is here to answer questions. <br /> Chair Thiesse opened the public hearing at 7:25 p.m. <br /> There were no public comments. <br /> Chair Thiesse closed the public hearing at 7:25 p.m. <br /> Thiesse asked if it is possible to position the house north and south to eliminate the side yard setback. <br /> Curtis indicated that is correct. The applicants felt by positioning the house as proposed they have more <br /> distance between them and the neighbor to the south.
