Your application <br /> is incomplete. The following items must be submitted or revised in order for your application to be considered <br /> complete and for the plan review to continue: <br /> 1. Engineering Review. Your application has been reviewed by the City's engineer. Please see the engineer's <br /> comments,enclosed. <br /> 2. Certificate of Survey. Please provide two copies of an updated,full size certificate of survey which meets all <br /> of the City's survey standards(enclosed)and addresses the engineer's comments and concerns. <br /> 3. Substandard Lot. The property addressed 4680 North Shore Drive is located in the 1_11-18 zoning district, <br /> which requires a minimum lot size of one acre and 140' in width. According to the survey,the lot is 0.6 acre <br /> in area and has 140' in width. The area is substandard. <br /> a. Lots of Record. According to the square footage shown on the survey, the lot does not meet the <br /> zoning district's lot area requirements. Per City Code Section 78-72(c)(1), copy enclosed, this <br /> property can be developed without an area/width variance if conditions A through D can be met. If <br /> not all the conditions can be met a variance will be required in order to redevelop the property. <br /> b. Hardcover Calculations. The property is located in Tier 2 of the Stormwater Quality Overlay District. <br /> Hardcover calculations were prepared and shown on the survey. Please have the surveyor prepare <br /> hardcover calculations using the City's hardcover calculation worksheet. Attached is a copy of our <br /> hardcover information packet, which includes the worksheet. Your proposal results in 29.9% <br /> hardcover; per section 78-72 in order to avoid needing an area variance to build on the property the <br /> hardcover must not exceed 25%. If the hardcover cannot be adjusted to meet 25%,then a lot area <br /> variance will be required. <br /> 4. Escrow & Escrow Agreement. Permits involving grading and/or review by the City's engineer require <br /> submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement <br /> to the City for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will <br /> guarantee conformance with City Code Chapter 79 relating to erosion control and stormwater. The required <br /> escrow amount for this project is $2,500. The escrow agreement is enclosed. The property owner must sign <br /> the escrow agreement and submit a check for$2,500. <br />
